The site location, adjacent to the Atlantic Ocean, provided unique construction management challenges. Severe weather conditions, with high winds and flooding, required special care in protection of the work. Block walls were constantly braced due to the threat of high winds, and material was safely stored and secured to avoid creating projectiles. Traffic flow needed to be maintained around the site to accommodate the half million Ocean City Boardwalk visitors each summer. This limited the location of cranes, movement of construction equipment and lay-down of material. Cranes were set up in the middle of the future building footprint, and the building was constructed from the inside out.
Further challenges were encountered when the prime mechanical contractor defaulted mid way through the project along with his major equipment supplier. GREYHAWK worked with the bonding company and completion contractor to integrate them into the project team and managed to successfully complete the project on time and under budget.
- Public bid was awarded to 5 prime contractors at 20% below the Owner’s budget
- The school houses approximately 1,400 students and 200 staff
- The new high school is located a mere half block from the historic Ocean City Boardwalk on the Jersey Shore
- Change orders, that were not a result of owner requests, were held to 1.6% of the base construction contract value
- GREYHAWK successfully managed the project around a default of the HVAC contractor and a major equipment supplier
- Despite adding over $3.5 million in building enhancements the original milestone completion dates were met
