Commissioning

Commissioning
Burlington County Resource Recovery Engine Room, NJ

Commissioning is a systematic process of ensuring that the building’s energy related systems are installed, calibrated and perform according to the documented design intent and owner’s operational needs.  Additionally, the commissioning process includes training facility staff and providing specified documentation so that the systems continue to operate properly.

Due to their extensive background in the MEP industry, GREYHAWK’s Commissioning Authority (CxA) personnel are familiar with building system operations as a whole.  We are intent on providing a system that works and operates efficiently. The result of this is a building that is comfortable, saves energy and has reduced equipment downtime.

GREYHAWK has recommended commissioning to its clients for years, even before offering this service directly.  The value of commissioning is demonstrated by the emphasis of the US Green Building Council, ASHRAE, and many building owners who have been involved with the process.  In fact, basic commissioning is a prerequisite for any LEED certified project.

With today’s complex and varying HVAC equipment and controls, project owners and operators rely on the design engineer and mechanical contractor to provide a system that operates efficiently, is accessible for maintenance, and can be understood and operated by facility personnel.  Too often, by the time a project reaches substantial completion, the engineer has moved on to other projects and the mechanical contractor has used up most of its budget.  This can result in inefficient systems that don’t meet the design intent or requirements.

GREYHAWK’s involvement in the commissioning process can encompass the entire project, from the design phase through construction and into post-construction, including a 10 month review of building operations.  We can commission the full building or HVAC system only.  Our scope of service will be clear and tailored to each client’s specific needs, whether a new or existing building.

Our commissioning services can reduce change orders and RFIs, ensure proper mechanical system selection, improve systems performance, and produce an operational building from day one.

Benefits of GREYHAWK’s Commissioning Services include:

  • Clearly established expectations about occupant needs, building performance and cost
  • Optimization of systems for peak performance.
  • Fulfillment of prerequisites and credits for LEED certification
  • Measurement and prediction of the efficiency and performance of the building’s automatic control, heating, air-conditioning, refrigeration, lighting and other important systems.
  • Testing of building equipment to ensure that it operates and interacts with other equipment, as designed.
  • Trouble shooting experience – With a multitude of MEP experience it is likely that we’ve seen this problem on other projects
  • Verification that building and system operators have received appropriate training.
  • Reduced number of call-backs, warranty issues, change orders and RFIs
  • Final commissioning report and systems manual issued to owne
